Sh5 billion affordable housing project rolled out in Kisumu

The government has announced that more than 2,000 affordable housing units in Kisumu Central will help tackle the region’s housing deficit.

According to a presidential brief from the State Department for Housing and Urban Development, the Lumumba Affordable Housing Project will include 2,384 residential units.

The land, previously owned by the County Government of Kisumu and previously occupied by deteriorated structures, was vacated after compensating Project Affected Persons in March 2024, as noted in the brief.

The project will utilize a contractor model, with the development of these affordable units projected to cost Sh5,752,956,230.70. Completion is expected by January next year.

The development will feature a mix of housing types: 452 social housing units (19%), 1,192 affordable housing units (50%), and 740 market housing units (31%). Additionally, the project will include infrastructure such as two waste receptacles, three guard houses, play areas, and parking spaces.

Located near the town center, the project site offers access to schools, commercial centers, hospitals, and recreational areas. It is also adjacent to Kaloleni Muslim Primary School and close to United Mall and Kisumu Polytechnic.

The Affordable Housing Program is designed to provide cost-effective housing solutions for Kisumu Central’s residents. By offering access to quality homes at reasonable prices, the program aims to improve living conditions and housing security for low- and middle-income families, easing the challenge of finding adequate housing.

As the project progresses, it will require the development of essential infrastructure and utilities, including roads, water supply, sewage systems, and electricity, contributing to community development and sustainable urban planning.

The program is expected to create job opportunities, boosting local economic growth. Currently, the project employs an average of 92 workers daily.

Moreover, the Affordable Housing Program will promote social inclusivity and empowerment. It aims to provide marginalized and vulnerable groups in Kisumu Central with equal opportunities to own or rent homes, fostering social cohesion and equitable access to housing resources.

By offering permanent and stable housing solutions, the program will help build a sense of community and belonging. As families settle in the neighborhood, stronger social connections are likely to form, leading to more vibrant and cohesive communities.

The project is also anticipated to enhance the quality of life. With access to safe and well-designed housing, residents’ health and well-being are expected to improve. Children will benefit from conducive learning environments, and families will enjoy living in spaces that offer safety and comfort.
