The Lumumba area of Kisumu City is undergoing a major transformation as the Lumumba Affordable Housing Project continues to rise, steadily reshaping the neighbourhood's skyline and injecting new life into the local economy ahead of its expected completion in June 2026.

🍲 Booming Local Economy
Every afternoon, more than 1,200 construction workers pour out of the site for lunch, forming long queues at the dozens of makeshift food stalls that have sprung up around the project. What began as a temporary response to the influx of workers has quickly grown into a thriving micro-economy, giving small traders a reliable source of income.
The Boma Yangu–supported development, located in Kisumu Central Constituency, is one of the largest under the national Affordable Housing Programme (AHP). Its sheer scale makes it visible from the main highway as motorists approach the city — a stark contrast to the ageing residential blocks that long defined the neighbourhood.
“The 2,384-unit residential project directly addresses the housing shortage in Kisumu County. Similar projects — both complete and ongoing — are underway in 111 constituencies across all 47 counties,” said Housing and Urban Development PS Charles Hinga during a recent inspection tour.
🏠 Housing Units Breakdown
Unit Distribution:
- 452 Social Housing units – Subsidized for low-income families
- 1,192 Affordable Housing units – Middle-income category
- 740 Market-Rate units – Open market pricing
Officials say this layout is key to improving urban liveability as Kisumu continues to expand. Future residents will be within convenient walking distance of schools, shopping centres, healthcare facilities, and recreational spaces.
🏫 Integrated Community Amenities
Principal Secretary for Basic Education, Amb. Julius Bitok, welcomed the integration of essential amenities into the new estates, pointing out that the project neighbours Kaloleni Muslim Primary School, United Mall and Kisumu Polytechnic — key facilities that already anchor the area.
“Safe and secure spaces are the foundation of better living,” said Internal Security PS Dr. Raymond Omollo, emphasizing that strengthened policing infrastructure within new estates will help reduce crime and create safer environments for families and businesses.
👷 Workforce Development
With the project now more than halfway complete, the number of workers is expected to increase as it enters the final stages. Many casual labourers will be assessed and certified through the Recognition of Prior Learning (RPL) programme to support more technical installation and finishing tasks.
🌆 A New Chapter for Lumumba
For longtime residents of the Lumumba area, the project has brought a mix of change and opportunity — from booming food stalls to increased demand for transport services and rental spaces. As anticipation builds, many believe the estate will open a bold new chapter for one of Kisumu's most historic neighbourhoods.
