Position Overview

We are seeking an experienced Revenue Manager to optimize pricing, maximize occupancy, and enhance revenue across our short-term rental portfolio in Kisumu. The ideal candidate will implement dynamic pricing strategies and manage performance across multiple booking platforms.

Duties & Responsibilities

📊 Pricing & Revenue Management

  • Set daily/weekly/monthly prices based on demand, seasonality, and market trends
  • Implement dynamic pricing strategies across all units
  • Adjust minimum stays, restrictions, and promotions (Genius, last-minute, early-bird discounts)
  • Manage occupancy goals and revenue targets across booking platforms

🚀 Platform Optimization

  • Improve listing ranking by optimizing titles, descriptions, and photos
  • Enhance amenities and policies for better conversion
  • Manage review responses and maintain high ratings
  • Ensure availability calendars are perfectly synchronized

📈 Performance Monitoring & Analysis

  • Track and report impressions, CTR, conversion rates, and booking trends
  • Monitor revenue per listing (RevPAR) and occupancy percentages
  • Identify underperforming listings and implement improvement solutions
  • Analyze competitor rates in real-time
  • Monitor local occupancy trends, events, holidays, and conferences
  • Conduct monthly benchmarking reports

🤝 Cross-Team Collaboration

  • Work with reservations team to adjust prices based on demand patterns
  • Make strategic recommendations to management for portfolio improvement

Skills & Qualifications

  • Diploma/Degree in Hospitality Management, Business Administration or Tourism
  • 2–3 years of experience in revenue management, reservations, or short-term rental operations
  • Experience managing pricing and availability across short-term rental listings
  • Proven ability to optimize listing performance (impressions, ranking, conversion rates)
  • Strong understanding of Airbnb, Booking.com, and OTA performance metrics
  • Experience with dynamic pricing tools (PriceLabs, Beyond Pricing, or similar)
  • Analytical mindset with strong data interpretation skills
  • Excellent communication and collaboration abilities
